What are disbursements in conveyancing?

Disbursements are the third-party costs your conveyancer pays on your behalf during a matter, separate from, and in addition to, the legal fee itself.

When you get a conveyancing quote, the legal fee is only half the picture. Disbursements are the other half: real costs charged by government agencies, search providers, and settlement platforms that get passed straight through to you.

What counts as a disbursement?

Common disbursements include title searches, council rates certificates, Sydney Water certificates, strata inspection reports for units, and the PEXA electronic settlement platform fee. None of these are optional, they're required to complete the transaction properly.

How much should you expect to pay?

For a standard residential matter, disbursements typically total $300–$800. Strata properties sit toward the higher end because of the additional strata report cost; off-the-plan and commercial matters can run higher again.

Why disbursements should be itemised, not bundled

A transparent quote lists disbursements separately from the legal fee, so you can see exactly what you're paying for. If a quote only gives you one all-in number, ask for the breakdown before you commit.

Frequently asked

Are disbursements the same for every property?

No, they vary by property type; strata units and off-the-plan purchases typically carry higher disbursements than a standard house.

Can disbursements be estimated before I commit?

Yes, a good conveyancer will give you an estimated range upfront, refined once the property specifics are known.

The bottom line

Disbursements aren't hidden fees, they're real, itemisable costs of doing the searches and settlement steps properly. A good conveyancer will estimate them upfront so the final bill holds no surprises.
