How long does property settlement take in NSW?

Standard NSW residential settlements are commonly six weeks from exchange, though the timeframe is set by the contract and can be negotiated.

Settlement is the day the balance of the purchase price is paid and legal ownership transfers, the finish line of a purchase or sale. Most Sydney contracts specify 42 days (six weeks), but it's negotiable in either direction.

What happens between exchange and settlement

Your conveyancer conducts final searches, liaises with your lender if you're financing, prepares settlement figures (including adjustments for rates and, for units, strata levies), and coordinates the electronic settlement via PEXA with all parties.

What can push settlement out?

Financing delays, a title issue uncovered in final searches, or a seller needing more time to vacate can all extend the date. In the Sydney, off-the-plan and deceased estate matters are the most common causes of longer, less predictable timelines.

What happens on settlement day itself?

Settlement now happens electronically for the vast majority of NSW property. Funds and title transfer simultaneously; you'll typically get keys from the agent once your conveyancer confirms settlement has completed, often by early-to-mid afternoon.

Frequently asked

Can settlement happen on a weekend?

No, settlement must occur on a business day, since it requires bank and government systems to be open.

What if my buyer isn't ready to settle on time?

Penalty interest usually accrues under the contract, and in serious cases the seller may be entitled to rescind and keep the deposit.

The bottom line

Six weeks is the default, not the rule, if you need a longer or shorter settlement, it's worth negotiating before exchange rather than after. We keep you updated at each stage so settlement day holds no surprises.
